What an EPC tells you

An Energy Performance Certificate rates a building from A to G and records recommendations that may improve its energy performance. EPCs are commonly required when a property is sold or rented, and certificates are generally valid for 10 years unless replaced by a newer assessment.

The correct assessment route depends on whether the property is domestic or non-domestic and on the building type, use and complexity.

MEES: check the property before you assume the rule

Current private-rented-sector MEES rules in England and Wales generally require relevant properties that are legally required to have an EPC to achieve at least EPC band E, unless a valid exemption applies. The exact duty depends on the property, tenancy and exemption position.
