Choose the correct asbestos route
Management Survey
For normal occupation and routine maintenance. The survey supports an asbestos register and management plan by identifying accessible or reasonably foreseeable asbestos-containing materials.
Refurbishment & Demolition Survey
For work that will disturb the building fabric. This survey is more intrusive and is intended to locate asbestos within the planned work area before structural work begins.
Sampling & Testing
For targeted confirmation of a suspect material. Representative samples are analysed by a competent accredited laboratory to determine whether asbestos is present.
Where the duty to manage applies
Under the Control of Asbestos Regulations 2012, the duty to manage applies to non-domestic premises and to common parts of multi-occupancy domestic premises. It does not apply in the same way to the private parts of individual homes.
The dutyholder may be the owner, landlord, occupier or another party with maintenance or repair responsibilities. Contract and tenancy arrangements determine who holds which duties.
Survey is the start of asbestos management, not the end
A useful asbestos survey should provide clear information on location, extent and condition, identify inaccessible areas or limitations, and support decisions on management, repair, removal or further investigation. Survey information then feeds into the asbestos register and management plan.
