What the annual landlord gas safety check covers
The landlord duty applies to gas appliances and flues that the landlord owns and provides for tenants to use. The annual safety check must be carried out by a Gas Safe registered engineer who is competent for the relevant type of gas work.
The resulting gas safety record documents the checks carried out and any safety-related defects identified.
Core timing
The check is required every 12 months. The regulations also allow landlords to arrange a check up to two months before the due date in qualifying circumstances while retaining the original annual deadline.
What should appear on the gas safety record?
HSE guidance says the record should include the property address, the appliances or flues checked and their location, the date of the check, details identifying the Gas Safe registered engineer, the landlord or agent details, any safety-related defects and remedial action, and confirmation of the required safety-check matters.

Can the record be electronic?
Yes, provided the tenant can access it and the landlord can reproduce and retain it appropriately. A paper copy should be provided if requested.
