When a domestic EPC is needed

An EPC is normally required when a home is sold, rented out or newly built. Where there is no valid EPC, one should be commissioned before the property is marketed for sale or rent. A valid EPC can generally be reused during its 10-year life unless a newer certificate is produced.

The certificate shows an A-to-G energy-efficiency rating and includes recommendations that may improve the property’s performance.

Construction, insulation, windows and other elements that influence heat loss and energy demand.

Heating and hot water

Heating systems, controls and hot-water arrangements that affect calculated energy performance.

Lighting and renewables

Relevant fixed lighting and eligible renewable technologies or other energy features present at the property.

EPC and rented-property MEES are related, but not identical

An EPC records the property’s energy rating. MEES determines whether certain privately rented properties can legally be let at that rating. Under the current domestic private-rented-sector rules in England and Wales, relevant properties generally need to achieve at least EPC E unless a valid exemption applies.
